The global real estate market has always been one of the most attractive assets among investors. Over the past 10 years, we have witnessed a steady increase in property prices in Bulgaria, as well as constant speculation about the so-popular claim of the imminent bursting of another property bubble.

From 2020 until now, we have gone through a total of 5 consecutive epidemic waves caused by Covid 19, constant political upheavals, caretaker governments, general concern about the Currency Board, War in Ukraine and last but not least – Inflation of everything. Despite this, the growth of property prices in Bulgaria continues to grow, and steadily.

Among the huge supply of properties, one of the most difficult things is to find the right investment, where there is a balance between price, risk, and liquidity.

 Typically, properties with an excessively favorable price either carry a hidden risk or are only relevant for a short time, since at the moment, demand has outpaced supply and everyone is trying to invest their savings profitably and quickly.

When an attractive offer pops up, the market pressures us to make a hasty decision, otherwise, our indecision will lead to another potential investor taking advantage of this offer. When making such a decision, everyone tries not to act emotionally, but to approach it rationally by calculating exactly what risk they are taking and whether the investment is truly liquid.

The liquidity of an asset or property is determined by how quickly this asset or property can be converted into cash. In other words, how quickly we can get rid of this property by reselling it. Apartment complex "Aquamarine" is located 150 meters from the beach above the southern beach of Obzor. The distance to the center is 2 km. The complex is located 57 km and 63 km from Varna and Burgas and offers a unique combination of sea and forest.

The climate is mild and extremely healthy.

Aquamarine apartment complex consists of three separate five-story buildings with an entrance and elevator for each of them.

The three buildings form the almost circular silhouette of the building.

The reception and restaurant are located in the main building, and the terraces of the complex offer an incredible panorama of the Bay of Obzor and the surrounding hills.

Low Maintenance Fee

One of the main problems when buying an apartment in a Gated Complex or Holiday Area is the maintenance fee.

Often, apartments in Gated Complexes come onto the property market at extremely attractive prices. In fact, the low price of the property is just a kind of initial payment, after which the real part begins, or to put it simply – an annual maintenance fee. 

These fees range from 15 euros to 35 euros per sq m. for 1 calendar year! This means that for a 100 sq m. apartment, you will be required to pay between 1500 euros and 3500 euros in maintenance fees for 1 calendar year.

This is roughly between 250 BGN and 600 BGN per month to own an apartment in a Gated Complex. 

In many cases, such a maintenance fee significantly reduces the planned return on your investment, as rental income, in some cases, is eaten up 100% by the maintenance fee.

In Aquamarine, as in all our complexes, the maintenance fee is minimal and is equal to 5 euros per sq.m. excluding VAT on an annual basis!

The fee is fixed and subject to change only at a general meeting, at which general meeting, the apartment owners make a unanimous decision to increase, decrease or eliminate the maintenance fee.

The ideal parts are a significantly small percentage of the total square footage of each apartment – ​​approximately 10%.

In Aquamarine, each apartment is delivered with an individual bill for Electricity and Water, therefore each owner will pay as much electricity and water as they have consumed.

As a consequence, some seemingly elementary finishing and furnishing works can drag on for months, and even years, which will certainly increase the finishing costs. We offer to save you time, energy and many headaches by ridding you of the inevitable and numerous meetings, haggling and illogically high prices of general labourers, craftsmen and cabinet makers.
